Today, FHA and many conventional lenders, have Programs that allow "Gift Funds" to be
used towards down payments or closing costs. Our Foundation will provide the gift
funds to these buyers. Since these are gifts, they do not have to be repaid. The
funds come from previous donations provided by home sellers.
About Our Program
Easy to use. No Caps. Low Flat Fee as low as $395. Some
programs also offer one year
of job loss (employment insurance) coverage for your borrower for a slightly
higher fee!
Most programs are available to anyone who can show need. The programs are simple to
use and most only require a one page form that the buyer and seller each fill out.
Many programs can be completed online. Complete a single web form and generate both printable
buyer gift
letter and seller letter automatically.
In order to qualify a buyer must:
- Purchase a home that has been enrolled in our Program.
Enrollment of a home takes less than 2 business days.
- The buyer must also use a mortgage program that allows for "gift funds".
- The buyer fills out our one page program application and fax it to us,
then awaits approval. We promise an answer within 24 hours.
Why Sellers and Builders Like Our Program
- Simple language for Sales Agreements. "Buyer and seller agree to participate in the Home Downpayment Gift Foundation
Gift Program. Seller agrees to provide a Program Service Fee to the Home
Downpayment Gift Foundation in the amount of $______."
